# Selling a Home in Congdon Park: Historic Homes, East End Buyers

Last updated: October 4, 2026

Congdon Park holds some of Duluth's highest home values, set along Tischer Creek near Glensheen in the Duluth East attendance area. Most homes here are East End originals from the 1880s to the 1920s, and they sell best when the price reflects each house, not the street.

Buyers who shop Congdon Park pay for original woodwork, big rooms and a short walk to the creek. Their inspectors also look hard at foundations, wiring and drainage. Your sale plan has to cover both. Most sellers here start with

## What Trips Up Congdon Park Sales, and How a Realtor Plans for It

### Retaining walls and creek-side drainage on century-old hillside lots

**The problem:** A buyer falls for the woodwork and the creek view, then the inspection report comes back with a leaning stone wall and a wet basement corner.

**Why it happens here:** Most Congdon Park homes went up between the 1880s and 1920s on terraced lots above Tischer Creek, and like 43% of Duluth homes they predate 1940, so walls, downspouts and footing drains are often original.

The Prep-and-List Plan walks the yard as closely as the house, gets a bid on any wall work, and folds it into the written price before buyers ever see it.

### The city sewer inspection at sale

Duluth City Code 43-33.4 requires a building sewer inspection when you sell. I book it the week we list, so repairs and city grants of up to $2,150 never land on a buyer's deadline.

How the sewer inspection works

[/guide/duluth-sewer-inspection-at-sale/ →](/guide/duluth-sewer-inspection-at-sale/)

### Old houses, sharp inspectors

43% of Duluth homes were built before 1940. A do, price in or skip list decides which inspection items to fix, which to disclose and which to price in.

Repairs: do, price in or skip

[/guide/repairs-before-selling-do-price-in-skip/ →](/guide/repairs-before-selling-do-price-in-skip/)

### A short selling season

Spring and early summer bring the most buyers. List then and you meet the busiest market; list in winter and we price and prepare for fewer, more serious buyers.

## How a Congdon Park sale comes together

Congdon Park runs uphill from **London Road** along **Tischer Creek**, with **Glensheen** at the lake end. Lots are often steep and terraced, and many were blasted out of the hillside when the homes went up, so stone retaining walls are part of the property you are selling.

I start with a walkthrough of the house and the yard. Retaining walls, downspouts and grading get the same attention as the kitchen, because a buyer's inspector will look at them. Then I pull closed sales from the East End that match your home's age, size, view and lot, not just its zip code.

The **Duluth sewer inspection** (City Code 43-33.4) is booked the week we list. Older East End homes are more likely to have footing drains or a house trap that needs work, and finding that out early keeps it off the closing table.

## Know the houses: what Congdon Park buyers ask about

The City of Duluth's 2014 East End survey describes homes from the 1880s to the 1920s in **Queen Anne, Stick, Colonial Revival and Foursquare** styles. Buyers here expect original oak, leaded glass and built-ins, and they notice when those features have been kept in good shape.

The questions I hear most from buyers' agents:

- Is there any knob-and-tube wiring left, and has the panel been updated?
- What is the condition of the stone foundation and the retaining walls?
- How old is the boiler or furnace, and has the roof been through a recent winter cleanly?
- Has the home had a radon test, and is there a mitigation system?

Having those answers ready, in writing, is part of how we price and present your home.

## What Buyers Pay For Along Tischer Creek

Century homes in Queen Anne, Colonial Revival and Foursquare styles draw buyers who pay for original detail. Their inspectors look just as hard at foundations, wiring and drainage, so the listing has to answer both.

The neighborhood runs uphill from **London Road** along **Tischer Creek**, and slope and lake view change value from one house to the next. Pricing is done house by house, from East End sales that match age, view and lot.

Citywide, Duluth homes sold at a median $309,795 in a median 15 days at 100.4% of list (Redfin, 3 months to Aug 2026). Congdon Park sits well above that median, and a citywide number tells you little about a specific house here. Your price comes from closed and pending sales of comparable East End homes, adjusted for view, lot and condition.

## Congdon Park Home Seller Questions

### How do you price a Congdon Park home when every house is different?

I compare your home with closed and pending sales of similar East End homes, then adjust for the things that move price here: lake views, lot slope, garage, condition of systems and how much original detail survives. You get the comps and the reasoning in writing.

### Should I restore original woodwork and leaded glass before I sell?

Usually not in full. Fix safety and system issues buyers' lenders and inspectors will flag. Clean and repair original woodwork and glass where it is cheap to do. Larger restoration is usually better priced in than paid for before listing.

### Is my East End home in a historic district?

The East End was documented in a 2014 city survey, but rules depend on the specific property. Check with the City of Duluth about any designation before you plan exterior changes. I'll tell buyers what we know and what they should verify.

### Do stone retaining walls on a terraced lot affect my sale?

They can. Buyers' inspectors note leaning, bulging or cracked walls, and major walls may need an engineer's opinion. If a wall needs work, we decide together whether to repair it, get a bid to share with buyers, or price it in.

### Does a home near Glensheen and Tischer Creek sell for more?

Setting matters, but condition matters more. Buyers pay for the creek, the trail and the Duluth East attendance area only when the mechanicals hold up. Homes from the 1880s to the 1920s sell best with system records ready.

### When is the best time to list a Congdon Park home?

Spring and early summer bring the most buyers to Duluth, and yards and creek views show best then. A well-prepared winter listing can still sell, with less competition. We'll pick the window that fits your move.
