# Listing Your Duluth Home This Fall or Winter (2026-27): List Now or Wait for May?

Fall 2026 has more competing Duluth listings than recent falls. What that means for pricing, winter showings, septic timing and a spring launch.

If you could list your Duluth home in the next few weeks or wait until spring 2027, this note is for you. The market is still healthy, but fall 2026 looks different from the last few falls, and that changes the math on timing and price.

Here’s what I’m seeing as of early October 2026, and how I’d think about the choice.

## Where the Duluth market stands right now

The most recent full numbers cover the three months to August 2026 (Redfin):

-   Median sale price: **$309,795**, up 5.0% from a year earlier
-   Median days on market: **15**, down from 28 a year earlier
-   Sale-to-list ratio: **100.4%**, with 45.8% of homes selling above list

Those are summer numbers, and summer is Duluth’s strong season. Expect fall and winter to run slower. You can see the full picture in the

## What’s different about this fall

There are more competing Duluth listings this fall than in any recent fall. That’s my read of local activity, and it matters for one simple reason: buyers have more to compare.

When buyers can line up three similar homes side by side, the one with the sharpest price and best presentation gets the showings. The others sit, cut their price in November and roll into winter with days on market piling up. In fall 2026, the first price you choose carries more weight than it did a year ago.

> If you list this fall, price from current closed sales, not from last spring’s headlines, and launch ready: clean, bright, photographed well and with your paperwork in order.

## The case for listing now

-   **Motivated buyers.** People shopping in October and November usually need to move: job changes, new arrivals at the hospitals and university, families who missed out in summer.
-   **Less competition than spring.** Even with more listings than recent falls, there will be fewer than in May.
-   **You’re done before winter.** No holding costs through the cold months, and no vacant-house worries if you’re leaving.
-   **Interior-friendly homes do well.** Warm, well-lit older homes with character can show beautifully on a dark evening.

## The case for waiting until May

-   **More buyers.** Spring and early summer bring Duluth’s biggest buyer pool.
-   **Curb appeal.** Lawns, gardens and lake views look their best.
-   **Easier inspections.** Snow hides roofs and grading, and buyers’ inspectors can’t see as much in January.
-   **Septic properties.** If your home is outside city sewer, the St. Louis County septic inspection may have to wait for thawed ground. In winter, a transfer agreement with full escrow can push it to June 1. It works, but it’s an extra step. See

## How to decide

A few quick questions:

1.  **Do you have a firm date?** If you need to move this winter, list now and price precisely.
2.  **Does your home sell on its yard or view?** If so, spring likely shows it better.
3.  **Is your home ready today?** If it needs repairs, the winter is a good time to do them.
4.  **What are your holding costs?** Taxes, insurance, utilities and mortgage for four or five extra months can offset part of any spring advantage.

## If you wait, use the winter

Waiting doesn’t have to mean doing nothing. The sellers who do best in spring use the winter to get ready:

-   **January or February:** walkthrough and price review, plus a do, price in or skip repair list
-   **February and March:** repairs, decluttering, painting and gathering records
-   **March:** book the Duluth sewer inspection for the week you list, so it’s never a closing-week surprise
-   **April or May:** photos on the first green week, then launch

Homes that launch ready in early spring often beat the rush by a few weeks, which is when buyer demand is fresh and competition is still building.

## If you list now, make it count

-   Price from the most recent closed sales near you
-   Keep the heat up and the lights on for every showing
-   Clear walks and steps before showings, and keep them clear
-   Include summer photos of the yard and views if you have them
-   Have records ready for the roof, furnace or boiler and any sewer work

Either way, the first step is the same: a written price and a net sheet for your home, so you can compare a fall listing with a spring one using real numbers.
