What is your commission, and is it negotiable?
Commission is negotiable. Minnesota law states that the amount or rate of broker compensation is negotiable between the broker and the client (Minn. Stat. 82.66). Ryan shows the commission line on your net sheet so you see exactly what you keep, and he'll talk through the number at your price review.
How do I know what I'll walk away with?
You get a net sheet: sale price minus your mortgage payoff, commission, the Minnesota deed tax (0.33% of the price), title and closing fees, the city sewer certificate and any repairs. Ryan prepares one for your home during the free price review.
Which areas do you serve?
Duluth first, including Congdon Park, Lakeside, Lester Park, Woodland, Duluth Heights, Lincoln Park, West Duluth, Park Point and Morgan Park. Also Hermantown, Proctor, Rice Lake and nearby townships, plus Cloquet, Esko and Two Harbors. Superior, WI is handled by referral, since listing there requires a Wisconsin license.
Can you help sell an inherited house if I live out of state?
Yes. Ryan coordinates the clean-out, pricing, showings and the sewer inspection, sends updates by phone, text or video, and closing can be done by mail. He works alongside your probate attorney and does not give legal advice.
