Three things that make selling in Duluth different

Duluth's older housing stock - Foursquares, Queen Annes and hillside homes above Lake Superior - and city rules aren't like the rest of Minnesota. Here's what Ryan Quade plans for from the first walkthrough, so your sale stays on schedule and you keep more of the price.

Sump pump and discharge pipe in the basement of an older Duluth home

The city sewer inspection at sale (I&I)

Duluth City Code 43-33.4 requires a building sewer inspection when you sell. It checks for a sump pump, removal of the old sewer trap and disconnected footing drains. Repairs are due within 90 days, and city grants of up to $2,150 help pay for qualifying work.

How the sewer inspection works

"I schedule it the week we list, so it never holds up your closing."

Older Duluth homes on a steep hillside street with stone retaining walls

A city of old houses on a hill

43% of Duluth homes were built before 1940, against 29% across St. Louis County. Hillside drainage, stone foundations, retaining walls and lead service lines come up in buyer inspections again and again.

Repairs: do, price in or skip

"I'll tell you which of these to fix, which to disclose and which to price in."

Residential street of pre-1940 homes in Duluth, Minnesota, in early winter with light snow

A short selling season

Spring and early summer are Duluth's strong months, while December and January are typically the slowest for closings. Fall 2026 has more competing listings than any recent fall, so the first price you list at matters more than it did a year ago.

Winter vs. spring listings

"List in spring and you're in front of the busiest buyers. List in winter and we price and prepare for it."

How I sell your home on the MLS

Every listing is a full-service sale on the Northeast Minnesota MLS, from a Congdon Park home to a Lincoln Park duplex near the Craft District. I also handle probate sales, as-is listings and pre-foreclosure situations. Here are the types of sales I'm called in for most.

Meet Ryan Quade, your Duluth listing agent

I help Duluth homeowners sell on the open market for the highest price their home can bring, on a timeline that fits their move. That starts with a number you can check: a written price range built from closed sales in your own neighborhood.

Duluth homes have their own quirks. Many are more than a century old, sit on steep hillside lots and have to pass the city's sewer inspection before closing. I plan for all of that before your home goes on the market, so the surprises happen on my desk instead of at your closing table.

When a cash offer is the better deal for you, I'll say so. When a repair won't pay you back, I'll tell you to skip it. You get straight answers and one person to call from the first walkthrough to the day you hand over the keys.

What you get that an online estimate can't give you

A Zestimate can't see your second-floor lake view, your 1910 foundation or the garage your street doesn't have. Here's what goes into a sale I run.

A written price you can check

Your Comparative Market Analysis (CMA) uses closed and pending sales from your own neighborhood. You see every comp and every adjustment, so you can judge the number yourself.

A net sheet, line by line

Sale price minus payoff, commission, the Minnesota deed tax (0.33%), title fees, the city sewer certificate and repairs. You know what you'll keep before you sign a listing agreement.

Do, price in or skip

A walkthrough that sorts every repair into three buckets. You spend money only where buyers and their lenders will reward it, and disclose or price in the rest.

Sewer inspection on day one

The Duluth I&I sewer inspection is booked the week we list. If it finds work, you have time for quotes and city grants before a buyer's deadline.

Honest cash offer comparisons

Holding a cash offer? I run one net sheet both ways. If cash leaves you with more, or saves you a move you can't afford to delay, I'll tell you to take it.

Sales run while you're away

Estate and relocation sales with updates by phone, text or video, vacant-home checks, e-signing and a closing by mail through a title company.

What a net sheet looks like

Here is an example on a $310,000 sale, close to Duluth’s recent median. Your real net sheet uses your price, your payoff and your terms.

Example seller net sheet on a $310,000 Duluth sale
Sale price $310,000
Listing brokerage commission (illustrative 5.0%; commission is negotiable by law, Minn. Stat. 82.66) -$15,500
Duluth sewer inspection certificate (Duluth City Code 43-33.4; $105 reported by LSAR in 2021, confirm current fee) -$105
Sewer compliance repairs (example assumes none; city grants of up to $2,150 can help if work is needed) $0
Title closing and settlement fees (estimate) -$850
Minnesota deed tax (0.33% under Minn. Stat. 287.21) -$1,023
Estimated mortgage payoff (illustrative) -$160,000
Estimated net cash to seller $132,522

Example only. Your final numbers depend on your sale price, actual mortgage payoff and negotiated terms. Fees change, so confirm them with your title company. I prepare a line-by-line net sheet for your home at the price review.

What working with Ryan looks like

Seller situations Ryan handles every season, in their own words.

“Ryan walked through our East Hillside house and told us which repairs were worth doing and which to skip. He booked the sewer inspection the week we listed, so nothing surprised us at closing.”

Seller, East Hillside East Hillside, Duluth area

“Handling my mother's house from out of state felt overwhelming. Ryan coordinated the clean-out, kept me updated by phone and video, and we closed by mail.”

Out-of-state heir, Lakeside Lakeside, Duluth area

“We had a cash offer and almost took it. Ryan ran the numbers both ways on one net sheet and explained the difference. That made the decision easy.”

Well-priced homes still move fast

A median of 15 days on market means buyers are active. Most of them see a new listing in the first week, so the first price does the heavy lifting.

Fall 2026 has more competition

There are more competing listings this fall than in recent falls. Day-one pricing and a clean, well-presented home matter more than they did a year ago.

Duluth needs entry-level homes

The city's 2025 Maxfield study projects demand for 8,713 units from 2025 to 2035 and calls for more homes under $300,000. Starter homes in good shape draw a deep buyer pool.

Selling in your neighborhood

Duluth home values swing block by block. A lakefront home in Lakeside, a townhome in Duluth Heights, a bungalow near Denfeld and a concrete-block house in Morgan Park each sell to different buyers, so each gets its own comps and its own plan.

I also list in Hermantown, Proctor and Rice Lake in St. Louis County, plus Cloquet, Esko and Two Harbors. If you're searching for a listing agent near you in any of these areas, start with a free price review. Superior, WI (the other half of the Twin Ports) is handled by referral, since listing there requires a Wisconsin license.

Questions Duluth sellers ask me

Do I need a sewer inspection to sell my house in Duluth?

Yes. Under Duluth City Code 43-33.4, when an offer is accepted, or at least 30 days before transfer, the seller must arrange a building sewer inspection. It checks for a required sump pump, removal of the sewer trap and disconnection of footing drains. A certificate covers sales within one year, and a copy is required at closing. Ryan books it the week you list.

What happens if my home fails the Duluth sewer inspection?

Repairs are due within 90 days. The Lake Superior Area Realtors reported a $250 monthly surcharge after 90 days (2021), and the City of Duluth offers grants of up to $2,150 toward the work. Confirm current fees with the city before you list.

What is your commission, and is it negotiable?

Commission is negotiable. Minnesota law states that the amount or rate of broker compensation is negotiable between the broker and the client (Minn. Stat. 82.66). Ryan shows the commission line on your net sheet so you see exactly what you keep, and he'll talk through the number at your price review.

How do I know what I'll walk away with?

You get a net sheet: sale price minus your mortgage payoff, commission, the Minnesota deed tax (0.33% of the price), title and closing fees, the city sewer certificate and any repairs. Ryan prepares one for your home during the free price review.

Should I take a cash offer or list my Duluth house?

It depends on the house and your deadline. Cash can make sense for major repairs, a fixed deadline or a tenant problem. Many Duluth homes sell near list price on the open market: the citywide median was 100.4% of list in 15 days (Redfin, 3 months to Aug 2026). Send Ryan your offer for a free side-by-side net sheet.

Can I sell my Duluth home in winter, or should I wait for spring?

You can sell in winter, but expect fewer buyers and slower sales. Spring and early summer are Duluth's strong months. Winter listings face less competition, while snow can hide roofs and grading, and septic inspections may wait for spring. Ryan will tell you which fits your home and timeline.

How long does it take to sell a house in Duluth?

Duluth homes sold in a median 15 days on market in the three months to August 2026 (Redfin), down from 28 a year earlier. Add prep time before listing and a typical 30 to 60 day closing after an accepted offer.

Can I sell my older Duluth house as-is with a realtor?

Yes. You can list as-is on the MLS and price in the repairs instead of making them. Disclosure duties and the city sewer certificate still apply. The prep-and-list walkthrough shows which items are worth fixing first.

Still have a question? Ask Ryan directly. You'll get a straight answer, even if it's "talk to your attorney."
