The problem: Your home gets priced off mainland sales or a handful of unusual recent purchases, and the number is off by a wide margin either way.

Why it happens here: The point is a seven-mile sand spit with lake frontage on one side and bay frontage on the other, reached by one road over the Aerial Lift Bridge. A cluster of company purchases in 2023 and 2024 also skewed recent sales.

Only against other Park Point sales, separated by lake side and bay side, then adjusted for lot, frontage, condition and updates. Mixing in homes from the mainland gives a misleading number.

Will the Aerial Lift Bridge scare buyers off?

Most buyers who shop the point already know about it. The bridge has linked the sandbar to the rest of Duluth since 1905, and I answer lift and traffic questions up front so there are no surprises later.

Do buyers ask about flooding or insurance on a sand lot?
