Questions about the process

Do I need a sewer inspection to sell my house in Duluth?

Yes. Under Duluth City Code 43-33.4, when an offer is accepted, or at least 30 days before transfer, the seller must arrange a building sewer inspection. It checks for a required sump pump, removal of the sewer trap and disconnection of footing drains. A certificate covers sales within one year, and a copy is required at closing. Ryan books it the week you list.

Can I sell my Duluth home in winter, or should I wait for spring?

You can sell in winter, but expect fewer buyers and slower sales. Spring and early summer are Duluth's strong months. Winter listings face less competition, while snow can hide roofs and grading, and septic inspections may wait for spring. Ryan will tell you which fits your home and timeline.

What do Minnesota sellers have to disclose?

Minnesota sellers must disclose in writing known material facts that could significantly affect the buyer's use and enjoyment of the home (Minn. Stat. 513.55). Radon testing and results (144.496), the federal lead paint disclosure for pre-1978 homes, and known wells and septic systems also apply. Ask an attorney about your situation.
