That split is the first thing I sort out. A lakefront listing is marketed to a smaller, wider-ranging buyer pool, often from out of town. An inland family home is marketed to local move-up buyers who care about bedrooms, a garage and the Duluth East attendance area.

One local detail buyers still ask about: alcohol sales were banned here from the 1890s until 2016 (Star Tribune). It is a fun piece of history, and it explains why the commercial strip feels different from other parts of the East End.
