1. Agreement to these terms

By using sellmyhousefastduluth.com (the "site"), you agree to these Terms of Service. If you don't agree, please don't use the site. The site is operated by Ryan Quade, a licensed Minnesota real estate salesperson (#40924708) affiliated with Coldwell Banker.

2. What this site offers

The site provides information about selling and buying homes in the Duluth area and a way to request services, including:

  • Free Home Value Report: A written analysis of recent closed and pending sales near your home, with a suggested list price, expected sale range and a net sheet.
  • Cash Offer vs. Listing: Send in your cash offer and get the same net sheet run both ways: cash sale vs. open-market listing. Some sellers are better off taking the cash; Ryan will say so.
  • Prep-and-List Plan for Older Homes: A walkthrough that sorts repairs into do before listing, price in, and skip, with the city sewer inspection booked early so it never holds up closing.
  • Inherited & Estate Home Sales: Clean-out, pricing and listing for heirs and personal representatives, working alongside the family's probate attorney. Ryan does not give legal advice.
  • Relocation Home Sales: Remote listing management with updates by phone, text or video, for medical, university and port-industry workers moving in or out.
  • Rental & Duplex Sales: Listing tenant-occupied homes and duplexes, with showings scheduled around the lease and the Duluth rental license transfer explained to the buyer.
  • Cabin & Acreage Sales: Homes outside city sewer, where well and septic disclosures and county septic inspections apply: cabins, North Shore homes, township properties and acreage.
  • Buyer Representation: Help for buyers, including sellers buying their next home: search, offers, inspections on older homes and coordinated closing dates.

Requesting a price review, walkthrough or comparison through the site does not create an agency relationship or a contract. Real estate services are provided only under a separate written agreement, such as a listing agreement or buyer representation agreement, along with Minnesota's required agency disclosures.

3. Compensation

The amount or rate of real estate broker compensation is negotiable between the broker and the client (Minn. Stat. 82.66). Any compensation is set out in your written agreement and is typically paid at closing through the title company.

They are not the agent's personal results and may not reflect your neighborhood or home. Calculator results and example net sheets are estimates only and are not closing statements.

Some seller stories on this site are illustrative scenarios shown while permissioned client reviews are being collected. They are labeled as such and are not presented as verified reviews.

7. Fair housing

8. Your use of the site

9. Intellectual property

Site content, including text, graphics and layout, belongs to Ryan Quade or its licensors and is protected by copyright. You may share links and short quotes with attribution. Coldwell Banker and related marks belong to their respective owner.

The site links to and embeds third-party services, such as maps and lead-capture forms. Those services have their own terms, and I'm not responsible for their content or practices.

11. Limitation of liability

To the fullest extent allowed by law, the site is provided "as is," and Ryan Quade is not liable for indirect, incidental or consequential damages arising from your use of the site or reliance on its general information.

12. Governing law

These terms are governed by the laws of the State of Minnesota.
